Description:
The site comprises a detached church building on ground floor with a balcony at first floor level of timber frame construction with in-fill panels and a pitched tiled roof. There is also a detached school room on site which is also of timber frame construction with brick rendered in-fill panels and a pitched felt overlay roof. Both buildings sit on a site area of approximately 0.42 acres.
Externally the site is bounded on either side by a low hedge and large mature trees with a brick wall providing the rear boundary and to the front there are three concrete bollards on the pavement boundary. The church has pedestrian access only directly from Rodgers Street/Shannon Drive with a small grassed area and paving leading to the church. The front right hand corner of the building abuts Rodgers Street. A path on the left hand side extends down the side of the church to the rear where the area between the church and school room is grassed with trees and the path links both buildings. From Rodgers Street, there is access to the rear of the school room through a wooden gate set within the wall.
Built in 1874 the church is accessed via several concrete steps and a double wooden door which leads into a porch and entrance hallway with stairs up to the first floor balcony area and also into the church. At ground floor level, the main body of the church is lined with windows either side and is wider than the upper storey with a sloping boarded roof extending to a series of timber archways above which are windows at first floor height. The central part of the building has a timber trussed and boarded pitched roof. To the rear, three wide steps lead up to the altar area which is narrower providing space for a vestry to the left and accommodating an organ to the right. From the vestry, there is access to the outside and the attached boiler room which is single storey brick building with a pitched tiled roof.
A pathway leads to the detached school room with access into an entrance hallway which has doors to the ladies and gents toilets. A further door leads to an inner hallway with access to the kitchen and doors either side leading into the main school room on the right and a side room to the left. The school room has a timber trussed and boarded pitched roof and timber boarded floor. It has three windows down one side which also has a door into a derelict room. The room also has a stage and at the opposite end double doors lead out to the rear of the building and the wooden gate set within the boundary wall.
Location:
The property is located on Rodgers Street within an area known as Goldenhill on the northern edge of the Stoke-on-Trent conurbation, approximately 1 mile north of Tunstall and 1.5 miles south east of Kidgsrove. Rodgers Street provides a link between High Street (the main A50) and Woodstock Street which provides access into Kidsgrove with the subject site being on the corner of Rodgers Street and Shannon Drove, a cul-de-sac.
The A50 provides a major route, in a roughly north-south east direction from Warrington, connecting Knutsford and the Cheshire Plains, the northern Stoke-on-Trent towns of Tunstall, Burslem and Hanley through to Uttoxeter and Derby. The A50 also provides easy access to several Cheshire junctions onto the M6 Motorway and also onto the M1 Motorway at Junction 24A just south of Derby. In Stoke-on-Trent City Centre (Hanley), the A50 has good access onto the A500, a major urban expressway through the heart of the Stoke-on-Trent conurbation. This links Junctions 15 and 16 of the M6 Motorway and also the wider surrounding areas of Newcastle-under-Lyme and the outskirts of Crewe.
The village of Goldenhill itself is situated either side of the A50 and is a mainly residential area although there are a few small shops and take-aways. There is more retail available in Kidsgrove and the northern Potteries towns, in particular Tunstall which has two small retail parks with Alexandra Park retailers of Screwfix, Boots, Iceland, Home Bargains, Specsavers, Card Factory etc and Jasper Square with ASDA, Matalan, Argos, Next etc. There is also a good offering of food outlets, take-aways and leisure facilities. The City Centre is just over 4 miles south east of Goldenhill which has major retail and leisure facilities.

Unless otherwise stated, we have assumed that all services are in working order and free from defect.

Guide Price:
An indication of the seller's current minimum acceptable price at auction. The guide price or range of guide prices is given to assist consumers in deciding whether or not to pursue a purchase. It is usual, but not always the case, that a provisional reserve range is agreed between the seller and the auctioneer at the start of marketing. As the reserve is not fixed at this stage and can be adjusted by the seller at any time up to the day of the auction in the light of interest shown during the marketing period, a guide price is issued. This guide price can be shown in the form of a minimum and maximum price range within which an acceptable sale price (reserve) would fall, or as a single price figure within 10% of which the minimum acceptable price (reserve) would fall. A guide price is different to a reserve price (see separate definition). Both the guide price and the reserve price can be subject to change up to and including the day of the auction.
Reserve Price:
The seller's minimum acceptable price at auction and the figure below which the auctioneer cannot sell. The reserve price is not disclosed and remains confidential between the seller and the auctioneer. Both the guide price and the reserve price can be subject to change up to and including the day of the auction.
